Commercial waste removal for business premises
Businesses usually need a clearance at a turning point: a closure, a refurbishment, a move to new premises or the end of a lease. We remove the unwanted furniture, fittings, stock, packaging and general business waste you no longer need, and leave the space ready for the next stage.
This is a one-off commercial waste clearance, booked for a specific job and date. If you need bins emptied on a regular schedule, see regular commercial bin collection. For offices specifically, our office clearance services page covers desks, seating and office equipment in more detail.
Shop and warehouse clearance
Shop clearance services
We clear unwanted display units, shelving, counters, furniture, packaging and old stock from shops and stock rooms, subject to the items being accepted.
Tell us your trading hours, whether the public will have access during the work, and what your lease requires you to remove or leave behind.
This is a removal service for unwanted contents. We do not run stock-clearance sales, and we do not buy or value items.
Warehouse clearance services
Warehouse clearance covers unwanted stored items, old stock, packaging, pallets, shelving and general contents. We agree exactly what is being cleared and what is staying, so retained stock and equipment are kept apart from waste.
Racking and anything fixed to the building are assessed individually. If your stock, racking or machinery is moving to a new site, choose warehouse relocation instead.
What can be cleared?
| Category | Examples | How we handle it |
|---|---|---|
| Usually accepted | Furniture, shelving, display units, packaging, cardboard, general business waste, unwanted non-hazardous stock | Quoted from photos or a list |
| Tell us first | Paint, gas bottles, tyres, fridges, electrical appliances, IT equipment, unusual items | We confirm whether we can take them before booking |
| Not collected | Asbestos, dangerous chemicals and other hazardous materials that need specialist disposal | Use a licensed specialist |
Electrical and IT equipment. We can remove IT and electrical equipment, but we do not disconnect it. Have everything disconnected and safe before we arrive. Any equipment containing sensitive data must be securely wiped by you beforehand, and confidential paper documents should go through a dedicated shredding service.
How your commercial clearance works
1. Photos or survey
Send photos or a video of each area, or we arrange a site visit. Assessments are free.
2. Scope and retained-item check
We agree what is going, what is staying and any items that need special handling.
3. Quote and booking
You receive a written quote stating whether VAT is included. A 10% deposit secures the date, and we confirm the booking in writing.
4. Loading and clearance
Our team loads and removes the agreed items at a time that suits your business, including evenings and weekends.
5. Handover
We check the cleared areas with you, or send completion photos if you cannot be there.
Commercial clearance costs and scheduling
The price depends on the work involved:
- the volume and weight of the items;
- the type of material and how it has to be handled;
- labour and the time needed to load;
- access: floors, lifts, stairs, loading areas and parking;
- any dismantling;
- timing, including out-of-hours or weekend work.
Same-day and urgent clearances are available, subject to availability. We can also work outside normal hours, including evenings and weekends, to keep disruption to your business to a minimum. Any additional charge is confirmed in your quote.
Waste handling and clearance records
Magnus Removals is a registered waste carrier, registration number CBDU 642546. Collected waste is taken to authorised waste and recycling facilities, and reusable items in good condition are donated to charity where possible.
Businesses that pass on waste must keep a record of the transfer: a waste transfer note, or another document containing the same information (GOV.UK guidance). Tell us which records you need when you book, and we will confirm what we provide with your quote. Risk assessments and insurance documents can be provided when your building or landlord requires them.

Commercial clearance FAQs
What is the difference between a commercial clearance and a waste collection?
A commercial clearance is a one-off job to remove unwanted contents from premises. A waste collection is a regular service that empties your business bins on a schedule; for that, see commercial bin collection.
Can you work around our trading hours?
Yes. We can carry out clearances outside normal working hours, including evenings and weekends, to minimise disruption. Any additional charge is confirmed in your quote.
Do you take unwanted stock?
Non-hazardous stock can usually be cleared. Tell us what it is and how much there is. We do not buy or value stock, but usable items in good condition are donated to charity where possible.
What if some items must stay?
We agree a retained-item list before work starts and keep those items separate. Label them clearly, and we check the list with your contact on the day.
Do you remove electrical and IT equipment?
Yes, but we do not disconnect it, and any device holding sensitive data must be securely wiped by you before collection.
How much does a commercial clearance cost?
It depends on the volume, type of material, access, labour, any dismantling and timing. Send photos for a free, no-obligation quote that states whether VAT is included.
Do you clear builders’ waste?
Construction and demolition debris is covered by our site clearance and builders waste removal service.
Should I clear the warehouse or move it?
If the stock and equipment are being kept and reused, you need a warehouse relocation. If they are unwanted, you need a clearance. Many jobs need both, and we can quote for them together.
Are you insured?
Yes. We are fully insured, including Public Liability and Goods in Transit cover, with a £500 excess, subject to the terms and limits of our policy. Report any damage as soon as possible, ideally within 24 to 48 hours.
