How Much Does House Clearance Cost?

House clearance cost depends on the contents being removed and the work needed to remove them. A few unwanted items, a single room and a heavily furnished property can involve very different amounts of sorting, carrying, loading and disposal.

What changes the cost of a clearance?

The size of the property is only a starting point. The quotation needs to reflect the actual contents and working conditions.

Important factors include:

  • Amount to remove: furniture, appliances, boxes and loose contents.
  • Type of items: large, heavy or awkward objects may need different handling.
  • Sorting requirements: mixed contents take a different amount of work from clearly identified items.
  • Access: stairs, lifts, narrow doorways and the distance to the vehicle.
  • Furniture preparation: dismantling may be needed for some items.
  • Areas included: garages, lofts, sheds and gardens should be identified separately.
  • Timing: fixed handover deadlines or restricted access hours need to be discussed.

Mention unusual materials before booking. Photographs do not always show the weight, contents or condition of every item.

“Full clearance” should never rely on assumptions. Confirm whether cupboards, loft contents, outbuildings and outdoor items are included.

Decide what stays before requesting a quote

Where possible, remove or clearly separate belongings that should be kept.

Check drawers, cupboards, furniture compartments and storage areas for personal documents, photographs, keys, jewellery and other important possessions.

If some furniture must stay, identify it clearly in your photographs and instructions. For a shared or family property, make sure the person authorising the clearance has agreed the scope with everyone who needs to be involved.

Do not move heavy items into unsafe positions to prepare for an enquiry. Explain where they are and let the access requirements be assessed.

What should the clearance quote cover?

Ask for a clear description of the work, including:

  • The rooms, areas and items included.
  • Any sorting or dismantling agreed.
  • Carrying and loading arrangements.
  • Collection and disposal charges.
  • Items or materials excluded.
  • The applicable VAT treatment and final payable amount.
  • What happens if extra contents are discovered.
  • Whether any cleaning is included.

Removing contents does not automatically mean that deep cleaning, repairs or property maintenance are part of the service.

If the contents change after the estimate, send updated information before the visit.

Can valuable items reduce the cost?

Do not assume that resale value will cover the clearance charge. An item’s condition, demand and the costs of handling it can affect whether it has a practical resale route.

We do not buy or value items, so the clearance charge is not reduced by the value of the contents. Keep the clearance quotation separate from any independent valuation unless the written agreement explains how they relate.

Check collection and disposal arrangements

When arranging private household-waste collection in England, check that the collector has the appropriate waste-carrier registration. Keep a record of the booking and ask for confirmation of the collection.

If reuse matters to you, ask which items may be suitable and what arrangements are available. Do not assume that every item can be donated or recycled.

Prepare your clearance enquiry

Provide the property postcode, rooms involved and a summary of the contents. Include photographs of each relevant area and identify items that must remain.

Tell us about stairs, lifts, restricted parking, locked outbuildings and any deadline. If you cannot inspect the whole property, explain which areas have not yet been checked.
