A few unwanted items can become a difficult job when you are also packing, arranging transport and returning keys. Start with a clear list of the belongings you want removed, keeping the property’s inventory and any furniture that must remain separate.
This service covers contents clearance. Cleaning, repairs and decisions about your tenancy deposit are outside the scope described here.
Preparing a property between tenancies
For landlord house clearance, identify the contents authorised for removal before arranging collection. If a tenant’s belongings remain or ownership is unclear, resolve the instructions before including those items in the clearance.
Letting agents and property managers can enquire with the property details, the agreed removal list and the person responsible for access.
Agree what stays and what goes
Tell us about furniture and general household contents such as sofas, tables, chairs, wardrobes, boxes and bagged clutter. Photographs help show the quantity, condition and size of the items.
Make two separate lists: remove and retain. A photograph of a whole room does not necessarily mean that everything in it should be cleared.
List appliances, electrical items, unusually heavy furniture or anything fixed to the property separately. Do not include chemicals, paint, gas cylinders, sharps or suspected hazardous materials in an ordinary household clearance load.

Include the postcode, photographs, the floor level and your preferred clearance date. Tell us whether you are the tenant, landlord or agent and who will approve the work.
2. Confirm the scope and access arrangements
Before booking, agree the removal list, price, access arrangements and collection timing. Mention stairs, lift restrictions, parking, long carrying distances and any building access window.
If keys will be held by an agent or another contact, explain the arrangement when you enquire. Do not send access codes or sensitive key-location details in a public message.
3. Prepare for the agreed collection
Keep retained belongings clearly separated and make sure the agreed access route is available. If the item list or access changes, tell us before the appointment so the scope can be reviewed.
Have a short deadline? Call with your handover date and item details. A requested date is subject to confirmation; do not assume that an enquiry reserves a collection slot.
What affects your tenancy clearance quote?
The amount left in the property matters more than the number of bedrooms alone. A small flat containing bulky furniture can involve more work than a larger property with only a few items to remove.
The quotation needs to account for:
- The quantity, size, weight and type of contents.
- Access through doors, stairs, lifts and shared areas.
- The distance between the property and a suitable loading position.
- Any dismantling or special handling agreed beforehand.
- Disposal requirements and any separately charged items.
- The requested date and any restricted collection window.
Before accepting a quote, check what is included in labour, loading, transport and disposal, whether VAT applies, and how any change to the agreed work would be priced.
Cleaning and repairs should not be assumed to be included.

Can you clear selected items before handover?
You can enquire about selected items rather than a whole-property clearance. Provide an item list and photographs, and clearly identify anything that must remain. Acceptance, price and timing need to be agreed before booking.
Can a letting agent coordinate the clearance?
An agent can make the enquiry and provide the agreed item list, access information and handover deadline. Confirm who has authority to approve removal and who will be available if the team needs clarification.
What photographs should I send?
Send an overview of each relevant room, closer photographs of the items to remove, and photographs of narrow doors, stairs or other access constraints. Include approximate dimensions for bulky furniture where possible.
Does end of tenancy clearance include cleaning?
The service described here is for removing agreed contents. Do not assume that deep cleaning, carpet cleaning, repairs or decorating are included. Make separate arrangements for work outside the confirmed clearance scope.
Can the clearance be completed urgently?

Do I need to attend?
No. We can complete the clearance without you being present, collect keys from a letting agent by arrangement and provide completion photos on request.
Will clearance guarantee the return of my deposit?
No. Clearance deals with the agreed contents. It does not determine the outcome of the property inspection or any deposit discussion.
What happens to the items you collect?
