House removal costs depend on what you are moving, where it needs to go and how the team can access each property. Two homes with the same number of bedrooms can need very different amounts of vehicle space and labour.

This guide explains the information that affects a removal quotation and what to compare before booking. It covers moving belongings to another address. Clearing unwanted contents or collecting waste involves a different service and quotation.

What affects house removal costs?

The volume and type of belongings

An inventory is more useful than bedroom count alone. Include furniture, packed boxes, appliances and contents stored in garages, lofts or outbuildings.

Large or awkward items may need additional preparation or handling. Flag these at the start rather than adding them on moving day.

Distance and the moving schedule

The route affects travel time and transport arrangements. Collection and delivery dates also matter, particularly where a longer journey or a gap between properties needs planning.

Tell us if you have a fixed completion date or limited access hours at either address.

Access at both properties

Stairs, lift availability, narrow entrances and the distance between the vehicle and property can affect loading and unloading.

Mention parking restrictions and any permission needed to use a loading area. If you are unsure about access, photographs can help explain the situation.

Packing, furniture dismantling, reassembly and storage should be identified separately in the scope. Confirm what you want the team to do and what you will prepare yourself.

Storage between properties

Removal and storage costs should be considered together when your moving dates do not align.

Check the collection into storage, the storage charging period, any handling charges and the later delivery to your new address. A storage price alone does not explain the complete cost of the move.

What should your quotation include?

Before accepting a quotation, check that it identifies:

  • The collection and delivery addresses.
  • The agreed inventory or scope.
  • The services and materials included.
  • The pricing basis and applicable VAT treatment.
  • Any travel, route or access-related charges.
  • Any assumptions about waiting time or key availability.
  • Exclusions and the process for agreeing additional work.
  • Payment, cancellation and date-change terms.

Ask whether the document is a fixed quotation, an estimate or an hourly arrangement. These are different ways of pricing work and should be understood before booking.

Discuss what your quote needs to include

Can the removal price change?

A change in the work may require a revised quotation. Examples include adding furniture, requesting packing after the quote, changing the destination or discovering that the expected lift cannot be used.

Tell the removal company about changes promptly and ask for written confirmation of any effect on the price or schedule.

Do not assume that a lower headline figure includes the same work as another quotation. Compare the inventory, services, conditions and total payable amount.

Prepare an accurate quote request

Start with a room-by-room list. Include items in storage areas and note anything that may need dismantling.

Provide photographs of substantial furniture and difficult access points. Add both postcodes, preferred dates, floor levels, lift details and the likely loading position.

You do not need to guess the vehicle size. Clear information about the move helps the company assess what is required.

The inventory, floor level, lift access, distance and packing requirements all affect the quotation. A lightly furnished ground-floor flat can involve different work from a fully furnished upper-floor property.

A general average cannot establish the price of your move. Request a quote that includes your actual furniture, boxes, storage-area contents, route and access arrangements.

Only if you ask for it. Packing labour and materials are shown in the quotation, along with whether the service covers the whole property or selected items. Materials can be supplied, with any cost confirmed in your quote.

Yes, storage can be quoted with your move. It is booked weekly or monthly in our own secure facilities, and the quote explains collection, storage and redelivery.

We are VAT registered, and every quote clearly states whether VAT is included.

Changes to the inventory, access, dates or services may change the work required. Ask for any revised scope and price to be confirmed before the additional work proceeds.

No. Quotes and assessments, whether from photos, a video or a home or site visit, are free of charge.

For routes where these apply, ask whether they are included in the quotation or charged separately. Do not assume that every transport-related cost is covered by a headline rate.

Our man and van service starts from £60 per hour, with a minimum booking of 2 hours. You can book one person or a two-person team, the driver helps with loading and unloading, and the van size is matched to the job.

Your date is secured with a 10% deposit. The booking is confirmed once we receive it, and we then send written confirmation by email or message. The balance is paid as agreed, before or on completion.
