Moving a house, flat or part of your home
Every home move involves a different amount of work. A one-bedroom flat with several flights of stairs can need different planning from a larger house with straightforward ground-floor access.
We handle full and partial household moves. When you enquire, describe the rooms and belongings being moved, including items in cupboards, lofts, sheds and garages.
For a two-, three- or four-bedroom house removal, bedroom count is a useful starting point, but it does not show the whole load. Tell us about large furniture, appliances, packed boxes and anything unusually heavy or delicate.
If you are moving only a few items, explore our man and van services. Explain the complete job, both postcodes and the loading help required so we can discuss suitable support.
Furniture removal and transport
Our furniture removal service transports the items you want to keep to another property. Sofas, beds, wardrobes and dining furniture need to be considered alongside the route into and out of each address.
Send photographs and approximate dimensions of large or awkward items. Mention narrow doors, tight staircases, restricted lifts and any furniture that was difficult to bring into the property.
Tell us about fragile furniture, glass panels, existing damage or loose fittings before moving day. This helps the handling and protection requirements to be assessed in advance.
Dismantling and reassembly
Magnus can help dismantle and reassemble suitable furniture, including agreed beds, wardrobes and other large items.
Identify these pieces when requesting your quote so the work can be included. Suitability depends on the construction and condition of the item; fitted furniture, damaged fixings and unusual assemblies need individual discussion.
Keep any assembly instructions or specialist fittings available. Do not assume appliance disconnection, electrical work, wall mounting or alterations to the building are included.
Add the support you need
Packing and unpacking
You can prepare your own belongings or ask about full or partial house packing services.
If you need help with selected rooms or fragile items, include them in your enquiry. Packing materials and unpacking should be identified in the agreed service rather than assumed to come with every house move.
Our current packing guidance recommends at least 48 hours’ notice before your move. Contact us earlier where possible so packing and transport can be planned together.
Storage between moving dates
If you cannot move everything directly into the new property, discuss storage services when requesting your removal quote.
Explain how long you expect storage to be needed and whether you may require access to particular belongings. Our own secure storage is booked weekly or monthly, with access on 24 hours’ notice and redelivery arranged to suit you.
Storage should be planned as part of the move; do not assume immediate access or an unplanned delivery can be accommodated.
How your house removal is planned
1. Tell us about the move
Provide the collection and delivery postcodes, property types, approximate contents and preferred date. Let us know whether the date is confirmed or provisional.
2. Discuss the contents and access
Photographs, an item list and details of both properties help us understand the work. Larger or more complex moves may need further assessment before the quotation can be finalised.
3. Agree the service scope
Check what the quote includes: loading, transport, unloading and any packing, dismantling, reassembly, storage or unpacking you have requested.
4. Confirm the booking and preparation
Agree the moving arrangements and complete the booking requirements provided by the team. An enquiry or requested date should not be treated as a confirmed reservation.
What affects house removal costs?
Your house removal quote depends on the contents and the practical work involved, not just the distance between addresses.
The main factors include:
- The volume and type of belongings.
- The distance and route between properties.
- Stairs, lifts, parking and carrying distances at both ends.
- The team, vehicle space and time required.
- Packing, materials, dismantling or reassembly.
- Storage or additional collection and delivery stops.
- The moving date and any agreed scheduling requirements.
When comparing removal quotes, check that they cover the same item list and services. Ask how parking charges, route charges, waiting time and changes to the agreed job are handled.
If you want to manage the budget, discuss whether partial packing or preparing suitable items yourself would change the quote. Reducing the contents being moved can also reduce the work involved.
Access, parking and moving-day preparation
Good access information helps the move run to the agreed plan. Tell us about both properties, including floors, lifts, narrow roads, loading restrictions and the distance from the vehicle to the entrance.
For flats or managed buildings, check whether a lift or loading bay must be booked. Customers arrange any parking permission or suspension, and we are happy to advise on what is needed.
Let us know when you expect to receive the keys and whether there is a deadline for leaving the old property. If either arrangement changes, contact us promptly.
Before moving day:
- Separate anything that is staying behind or being disposed of.
- Keep medication, documents, keys, valuables and first-night essentials with you.
- Label customer-packed boxes clearly.
- Keep access routes clear where it is safe to do so.
- Make sure an authorised person can provide access at both addresses.
- Tell us about changes to the contents or property access.
If you are not taking some furniture, use our furniture disposal service and identify those items separately. Furniture transport moves belongings you want to keep to another address.
Weekend and short-notice removals
Weekend and evening moves are available, with any additional charge confirmed in your quote.
If you need same-day, next-day or other short-notice removals, call with both postcodes, your item list and access details. The team needs to assess the job and confirm availability before a booking can be agreed.
Urgent transport does not automatically include packing, storage or every additional service. Explain everything you need at the start.

House removals FAQs
What is included in a house removal?
The agreed service covers the work listed in your quotation. Check loading, transport and unloading, together with any packing, materials, dismantling, reassembly, storage or unpacking you request. Optional services should not be assumed to be included automatically.
How far in advance should I book?
Contact us as soon as you have a likely date, and tell us whether it is confirmed or provisional. A 10% deposit secures your date. Same-day and urgent moves are also available, subject to availability.
How long will my move take?
The duration depends on the volume of belongings, access at both properties, travel distance, packing requirements and when the destination becomes available. A realistic schedule needs those details; the number of bedrooms alone does not give a reliable completion time.
Do you move flats and apartments?
Yes. Include the floor, lift availability, stairs, parking and any building restrictions when requesting a quote. Large items may also need dimensions checked against doors, stairwells and lifts.
Can you dismantle and reassemble furniture?
Yes. We dismantle and reassemble beds, wardrobes and other suitable furniture when required. Any additional charge is included or agreed in your quote before the job.
Are packing and storage available?
Yes. We offer full and partial packing, with materials supplied when required, and storage in our own secure facilities with CCTV and 24-hour on-site security, booked weekly or monthly. Any additional cost is confirmed in your quote.
Do removal quotes include stairs, fuel and parking charges?
Tell us about stairs and access before pricing so the quote reflects the work. Customers arrange any parking suspensions or permits, and we can advise on what is needed. Every quote states what is included and whether VAT applies.
Are my belongings insured?
Yes. Magnus Removals is fully insured, including Public Liability and Goods in Transit cover, with a £500 excess. Items packed by our team are fully covered, boxes you pack yourself are covered if they are packed safely, and belongings in our storage are covered too. Cover is subject to the terms and limits of our policy. If anything is damaged, tell us as soon as possible, ideally within 24 to 48 hours.
Can I travel in the removal van?
Please arrange your own transport unless the team explicitly confirms that passenger travel is permitted for your booking.
What items should I discuss before booking?
Tell us about unusually heavy or delicate belongings, valuable items and large furniture. We can move most large and heavy household and office items, subject to safe access and suitable equipment. For safety reasons we do not move hazardous or illegal items, gas bottles, flammable substances, certain paints or chemicals, explosives or perishable goods.
What if my moving date changes or I receive the keys late?
Let us know as early as possible. Charges may apply for late cancellations or changes, so tell us as soon as your plans move. If keys are delayed on the day, reasonable waiting time is not normally charged, although significant delays may be.
