What does site clearance include?

Site clearance means removing waste, debris and unwanted materials from a site so the next stage of work can go ahead. Because the term means different things on different jobs, we agree the scope at the start. Our site clearance services fall into three types of job.

Waste-only collection

Builders’ waste is already bagged, stacked or piled and ready to load. We collect it and take it away.

Post-work clearance

At the end of a refurbishment or fit-out, we clear the leftover materials, packaging and debris from the site, rooms or yard.

Assessed demolition-related clearance

A project where structures are being taken down. This is reviewed and scoped separately before anything is agreed, and we confirm in writing what we will and will not carry out.

Site clearance from Magnus is a waste and clearance service. We do not carry out groundworks, excavation, ground levelling, tree surgery, contaminated-land remediation or asbestos removal.

Builders waste and construction waste removal

Builders, landlords, homeowners and businesses use our building waste removal for the debris left by construction and renovation work.

MaterialTypical examplesHow we handle it
TimberOld doors, frames, flooring, offcutsUsually accepted
PackagingCardboard, plastic wrap, palletsUsually accepted
MetalFixings, pipes, framesUsually accepted
Rubble, plasterboard and soilBricks, blocks, concrete, tiles, board offcuts, excavated soilTell us the type and quantity; confirmed at assessment
Paint, gas bottles, tyres, electrical items—Tell us first; we confirm before booking
Asbestos, dangerous chemicals—Not collected. Use a licensed specialist

Dense materials such as rubble are much heavier than their volume suggests, so tell us roughly how much there is and whether it is bagged or loose. Keeping materials in separate piles makes loading quicker and helps more of the waste to be recycled.

Demolition-related clearance and site assessment

Where a project involves taking down a wall, outbuilding or other structure, it needs proper planning before any work starts. A standard rubbish collection quote does not cover or authorise demolition; demolition-related work is surveyed and scoped separately.

To review the project, we need the site address and access arrangements, the structures involved with photos and approximate sizes, whether services such as electricity, gas and water have been disconnected, who is responsible for the site, and any asbestos survey for the building.

Before major refurbishment or demolition, the dutyholder must arrange a refurbishment or demolition asbestos survey by a competent surveyor (HSE guidance). If asbestos is suspected or confirmed, a licensed specialist must deal with it before any clearance in that area.

HOW IT WORKS

How the clearance is planned

1. Photos and materials list

Send photos of each area, the main materials, rough quantities and the site postcode.

2. Assessment or site visit

We review the materials, access and work involved. Assessments are free.

3. Scope and quote

You receive a written scope and quote stating whether VAT is included. A 10% deposit secures the date.

4. Scheduled work and loading

We agree timings with your site manager, including working around other trades, and load and remove the agreed materials.

5. Handover

We check the cleared areas with your site contact. Risk assessments and insurance documents are available when your site requires them.

Site clearance costs and timescales

The cost of site clearance depends on:

  • the amount of material, and how dense and heavy it is;
  • the type of material and how it has to be handled or kept separate;
  • access: distance from the loading point, stairs, narrow entrances, parking and site restrictions;
  • the labour, vehicles and any equipment needed;
  • disposal costs for the material types;
  • the wider project scope, such as demolition-related work.

Because heavy debris varies so much, we do not give a fixed price per van for rubble; each job is quoted from your photos or a visit.

How long does it take? A waste-only collection of ready-to-load materials can often be done in a single visit. Larger post-work clearances and demolition-related projects take longer and are scheduled with you. Same-day and urgent collections are available, subject to availability, and we work evenings and weekends where needed.

Waste segregation, restrictions and records

Magnus Removals is a registered waste carrier, registration number CBDU 642546. Collected waste is taken to authorised waste and recycling facilities, and reusable items in good condition are donated to charity where possible.

Businesses that pass on waste must keep a record of the transfer: a waste transfer note, or another document containing the same information (GOV.UK guidance). Tell us which records you need when you book, and we will confirm what we provide with your quote.

Suspected asbestos or other hazardous materials need specialist assessment and are never treated as a routine collection. If we find suspicious material during a job, we stop work in that area and let you know.

Site clearance FAQs

Site clearance is removing waste, debris and unwanted materials from a site so the next stage of work can begin. With Magnus, it covers waste-only collections, post-work clearances and assessed demolition-related clearance.

Timber, packaging and metal are usually accepted. Tell us about rubble, plasterboard, soil, paint, gas bottles, tyres and electrical items so we can confirm before booking. We do not collect asbestos or dangerous chemicals.

A collection of ready-to-load waste is often a single visit. Larger or demolition-related jobs are scheduled after we assess the site.

It depends on the amount and weight of material, the material types, access, labour and the wider project scope. Send photos for a free, no-obligation quote that states whether VAT is included.

Not in a standard clearance quote. Demolition-related work is surveyed and scoped separately, and needs an asbestos survey and confirmation that services are disconnected.

Somewhere for the vehicle to stop close to the materials, and a safe route to load. Tell us about stairs, narrow entrances, parking restrictions and site rules. Customers arrange any parking permits or suspensions needed.

We stop work in that area. Suspected asbestos must be assessed and removed by a licensed specialist before clearance continues.

Routine garden waste is covered by our waste and clearance services, and business contents by our commercial contents clearance.

Yes. We are fully insured, including Public Liability and Goods in Transit cover, with a £500 excess, subject to the terms and limits of our policy. Report any damage as soon as possible, ideally within 24 to 48 hours.
